This means we continuously invest time in improving transparency, data access, and financing opportunities for green properties—not just for Legacy, but for the entire sector.

Faster and Better Energy Data – A Step Closer to Real-Time

We have invested time and resources in helping to improve the OIS database—not just for ourselves, but for the entire market. Through our access to property data, we have identified and documented errors in OIS/BBR Energy. We have cleaned up address-related meters so that public meters are no longer mistakenly linked to private properties.

Data delays have long been an issue, and we have been pushing to reduce them. As part of Forsyningsdigitaliseringsprogrammet, I have worked to cut the delay in the data we all rely on via OIS. Last week, I had my eighth meeting with ENS, VURST, and KDST, where we discussed the possibility of reducing the delay to just one month. Electricity consumption is at the top of the list but requires new data verification at Energinet. Once implemented, we should see electricity consumption data for buildings reduced to a one-month delay.

For heating, the situation is different—the delay can be up to 15 months. I have made it clear to authorities that for a proper CSRD year-end process, data must be available by summer. The plan is for the largest district heating companies to reduce their delay to one month first, followed by smaller companies aiming for six months and eventually three to one month.

I have also highlighted to authorities the impact of consolidating water supply and municipal waste data into a central register. Water supply data is already underway—after 1.5 years of work with authorities, we have now tested which utility companies can provide data. The largest suppliers will be able to deliver data as soon as it is added to the regulations—hopefully before the summer holidays.

Municipal waste data requires collaboration with the Environmental Protection Agency. This is a more challenging process since no funds have been allocated for this work under the Utility Digitization Program. However, discussions have begun, and there is now cross-agency dialogue on making waste data accessible—since it already exists.

CRREM: From Top-Down to Bottom-Up

We work closely with the CRREM Secretariat and have helped several of our customers gain direct access to CRREM assessments. Our work with CRREM is based on extensive efforts by our skilled data science team, which has benchmarked energy consumption across the real estate sector. The meter-based bottom-up benchmark we have developed is fundamentally different from CRREM’s top-down approach, where national energy consumption is distributed across building types.

Many of you have noticed that a CRREM assessment of your properties suggests they will only become stranded assets by 2050 or 2075—giving the impression that no immediate action is needed. However, when we use a meter-based benchmark, the picture looks entirely different: many properties will become stranded much sooner. As a result, CRREM is now working to adopt our method in Denmark and potentially in other markets we expand into.

PCAF: Accurate Measurements for the Financial Sector

We are conducting similar work with PCAF (The Global GHG Accounting and Reporting Standard for the Financial Industry), which banks and financial institutions use to assess CO₂ risks. PCAF builds on CRREM and SBTi but faces the same challenges with a top-down model. With our approach, we can help the financial sector make more accurate assessments of green properties, support regulatory requirements, and create a stronger foundation for green loans.

RealESG and Industry-Wide Collaboration

Where possible, we have shared our knowledge within the RealESG collaboration to ensure better data access and stronger methodologies in property portfolio assessments.

Where Are We Headed?

Our goal is for utility data to become freely available as a common resource for the entire market. The real impact comes from the layers of analysis built on top of it:

  • Where are the easiest wins in the green transition?
  • How can green investments be financed on fair terms?
  • Which initiatives have the greatest impact on different building types?
  • How can utility companies optimize their energy production based on better consumption forecasts?
  • How can we share experiences and results between countries like Denmark and Finland to accelerate the transition?

We Must Move the Industry – Together

Legacy doesn’t just sell “data access.” What we do—and what we work tirelessly on for the benefit of the entire industry—is much more than that. It takes time and strong support to conduct the analyses and improve the registries we work with, which is why we deeply appreciate the backing of our customers. Without it, we couldn’t drive change in the sector.
